Congratulations! You have decided to purchase a home or, you are at least mulling the idea over...
Here is a guide to finding and buying your dream home:
Your very first move will be selecting your realtor! And, you’ve come to the right place… We will be your guide from house hunting and while under contract, until keys are in hand. As buyers agents, we have chosen to exclusively work with buyers, such as yourself. This allows us to specialize in this aspect of the transaction and ensures you always have an ally throughout the process! We are also part of a team, which means that you have multiple people working together to ensure a smooth process from start to finish. Did you know that we work with buyers for free? The seller is responsible for commission so that’s one less thing for you to worry about!
Once you have a realtor, you will want to speak with a lender to receive a Pre-Qualification letter. We will be happy to provide a list of lenders we work with closely or you may select any bank of your choice. This letter states the amount the bank feels you could receive a loan for based on the information provided. Budget is the biggest determinate in your home search, so this is an invaluable starting point.
The Search – The online search is based on your basic criteria and allows you the opportunity to A. learn the market that you are most interested in (even if not quite ready to buy). B. get a sneak peak of homes you like most and want to tour. At this point, we can begin scheduling showings to view the homes in person and better evaluate those wishlist items and the “feel” of the home. Feedback is important to us, so let us know how you feel about the homes we are sending and showing you- we want you to be happy and will adjust the search as needed!
Once we find the home you wish to purchase, we will put in an offer. This is a standard contract in which we state the terms of your offer, including price, timeline and other specifics. Tip: Homes in the Jacksonville market often sell very close to list price and sometimes over.
Hopefully your offer is accepted by the seller(s) and we move into the under-contract phase of the home purchase process. Once under contract, many important deadlines and checklist items will need to occur. We will provide an outline of these and act as a guide and resource throughout the transaction.
